The growth story
Prime Grove sits inside one of Chennai's five designated satellite townships — a corridor the CMDA, the metro authority and the highways department are all building toward at the same time.
Thirumazhisai is one of five satellite towns chosen to decongest Chennai. The CMDA’s 2025–2045 plan covers roughly 34 sq km across 17 villages here, and the Housing Board is developing a 300-plus-acre integrated township — planned as a dense, mixed-use, transit-oriented town.
Chennai Metro’s Corridor-4 is proposed to extend from Poonamallee to Thirumazhisai, and a separate Poonamallee–Parandur airport metro is planned with a confirmed station at Nazarethpet — minutes from the gate.
A new ₹400-crore, 25-acre bus terminus at Kuthambakkam, right beside Thirumazhisai, is set to handle all west-bound buses to Bengaluru, Hosur and Vellore — pulling footfall, retail and commerce toward the area.
A new 30-metre-wide loop road links NH-48, the Chennai–Bengaluru Highway, with the Outer Ring Road through the new town — planned to cut West Chennai commutes by 20–30%.
